The Sungai Buloh - Kajang MRT - How will it benefit you? - Part 1.

This is going to be a multi-post serial thriller with regards to the Sungai Buloh - Kajang MRT. I have done some in-depth study of the alignment, and I thought I want to share some of it with you all. =)

The STATIONS
Sungai Buloh
It starts here. This is somewhat very near to the KTM station; hopefully it'll be integrated together with the KTM station then. I believe the residents of Damansara Damai would utilize the MRT a lot, after this township seems to be the largest within its immediate vicinity. It'll be interesting to see how MKLand makes good of the MRT for its Damai developments.

Kg Baru Sungai Buloh
For those who are not so sure where this is, this is where I had the poon choi last week. I'm not sure how the Kg Baru Sg Buloh titles are, whether it is subdivided properly already or not - but by the looks of things, perhaps there could be some sort of redevelopment in this area.

RRI
Major piece of landbank - now to be developed by EPF/MRCB. Too early to see investment returns right now, but I'll be looking forward to see how the area is planned out.

Kota Damansara
This one seems to be for the south side of the RRI rather than Kota Damansara.

Taman Industri Sg Buloh
The industrial lots + built-ups are going for about RM400psf around this area. With the MRT coming along, it will be easier for these factories to attract workers/staffs - hence gives added value to their properties. Property prices should go upwards by at least 20-30% upon completion of the MRT.

PJU 5
This station seems to be very close to Seri Utama Damansara as well as the Taman Sains Selangor. A major beneficiary would be SEGI University College as well as Sri KDU International School. Okay - maybe not so much for Sri KDU - but definitely a plus point for SEGI.

Dataran Sunway
This station is right on the fringe of the Dataran Sunway/Kota Damansara area - especially GIZA Sunway. However, most of the land here have been developed already; and buildings are rather new - low chance of redevelopment. But prices, especially rentals should go up quite a bit. Tune Hotels to benefit a lot from this. I would think that TUNE Hotels would benefit from this tremendously as most of its customers/tenants are the no-frills users - hence they'll probably be MRT commuters.

The CURVE
Perfect for the shoppers at The Curve; it would be interesting to see how the feeder bus routes are for this location. Mutiara Damansara land and residential properties would appreciate a lot. I believe the retail rental rates at The Curve / Ikano would increase substantially as well. The Mutiara Damansara commercial land plots are already selling at all time highs - having the MRT there would still push it higher by another 15-20%. =)

One UTAMA
Another direct beneficiary station - the one being One Utama. Some people have come up and complained of the station's location - especially those from TTDI. I believe this MRT would benefit One Utama's rental rates a lot, and also its surrounding residential rentals. But the key factor here is this... the MRT would be able to reduce traffic congestion in this area. Every weekend, I see a massive amount of jam here, all going into One Utama. Perhaps with the MRT we would see smoother roads. I think the MRT would also pave way for a further extension to One Utama perhaps(?) - the golf driving range plus open air car park outside the New Wing now just seem like the perfect place to add on a Phase 3 of One Utama.

TTDI
The location of this station seems to me, to be next to the BOMBA / Sinaran TTDI condominiums. I would rather have the station closer to the Pasar Besar area. I dont see why the residents are complaining as this should somehow ease the congestion in the area too.

Section 17
This station would need another look at; based on the indicative location, I dont see many people using this station, as there are not many residences near it. With its location right next to the SPRINT highway, the location of this station might even pose a danger to its users.

Section 16
Assuming they build a proper pedestrian bridge and all around it, then the location of this station would directly benefit the tenants of Phileo Damansara I and II, as well as the CP Tower. I believe the room rates for Eastin Hotel would go upwards too due to its convenience.

Pusat Bandar Damansara
This station would benefit all those who are working at Pusat Bandar Damansara and Menara Milennium. On top of that, the students at HELP University College would benefit too. But the main beneficiary would be Damansara City 2 - which is the next flagship development by Guocoland. =)

Semantan
Another station that benefits HELP University College students. On top of that, I believe the rental prices at Menara HP and its surrounding office towers should pick up a lot, and would be hitting the RM8-9psf/month rates soon.

KL Sentral / Pasar Seni
Both are already home to existing LRT/monorail lines. KL Sentral - already a transport hub, stands to become a super transport hub with over 10 different modes of transportation in its station.

Merdeka
This station cuts through the Warisan Merdeka developments, comprising the controversial 100 storey skyscraper tower. A project of this massive size requires good connectivity links - and the MRT just adds on to this.

Bukit Bintang Barat
I'm interested to see how the line goes underground (maybe?) for this stretch. The surroundings to benefit directly includes the room rates at Royale Bintang / Federal Hotel - and then this would also indirectly benefit the Pudu Jail redevelopment with its close vicinity. Berjaya Times Square would also indirectly benefit.

Bukit Bintang Timur
I cant really tell where this station is located exactly - but by the looks of things, the station would be quite close to Pavilion / Fahrenheit 88 / Starhill intersection. Seems like the ideal place to put up a station to benefit the shoppers. Major beneficiaries are the Malton Group (who somehow/someway owns Pavilion and Fahrenheit 88 directly and indirectly) and the YTL Group (Starhill / J W Marriott / Ritz Carlton / Lot 10).

Pasar Rakyat
Some still call it Pasar Rakyat - but yes it is still Pasar Rakyat until it is being redeveloped into the KL International Financial District. For this site, I think it would require more than just 1 MRT station to ease the congestion in this area. I think the rental rates in the local buildings here would pick up too - I see a good upside for buildings like Wisma Technip etc.

Dog Accessories & Clothes Shopping, Tonghua/Linjiang Street Market

Since its been all Perry recently, here's Ally and Fatty posing with their new shirts from Taiwan.

One of the things that I look out for every single time I go for a holiday... is to shop - and specifically, to shop for my doggies. Fatty and Ally has a super array of clothes; so much that I think they may actually have more clothes than I do! Now with Perry around as well - there's much more shopping ahead for them!!!

Anyways, I was in Taipei - and Taipei is not just famous for its sausages - it is also famous for pet stuffs shopping!!! =) There is this street market called Tonghua Street Market, also known as Linjiang Street Market.

It is pretty close to the Xinyi shopping district and Taipei 101 - hence I walked from there lor.

Located close to Taipei 101 and Xinyi Commercial District, Tonghua Night Market has an occupation over the areas of Tonghua and Linjiang streets. Just like the other Taiwan night markets, authentic Taiwanese delicacies can be found here such as Taiwanese grilled sausages, fried chicken fillet, pan-friend dumplings, stinky tofu, etc.

Aside from the tasty Taiwanese snacks, you might be attracted by the crowds in front of the pet shops. Tonghua Night Market is also a popular place in Taipei for pet products. The excellent location in the heart of Taipei City and diverse of eateries make Taipei Tonghua Night Market a convenient yet amusing night market for both local and oversea visitors.

Upon arrival, I saw this cute little schnauzer - which made me miss my girls and boy so much!

There was also a Golden Retriever taking care of a shoe shop.

Plenty of shihtzus running around.

But a lot were also being carried.

Anyways, like I said - this area has plenty of pet shops and stalls.

This place is almost as awesome as the street at Prince station, in Hong Kong.

Doggies shirts and all going for about NT$190 upwards.

Unfortunately, I didnt get that many - cos most were winter clothing.

They have pretty nice and fancy doggie beds there too.

...and plenty of pet shops!

Here's another one!!!

This one also sold doggie clothes and dogs too!

There is even a doggie cafe - for the doggie owners to go in and buy ready meals for their dogs!

Impressive isnt it? How I wish if this was in Kuala Lumpur. LOL.

KL Shopping - Improving Pedestrian Connectivity.


Last week, the Government announced the Economic Transformation Programme (ETP) which covered many many many different areas and developments. One of the sectors that was covered was.... TOURISM!!! =)

Anyways, I would want to spend too much time talking about that - instead, I would like to give a mention to one part of the ETP on Tourism - making KL the Premier Shopping District.

Dato Seri Idris highlighted some of the following...

What is the current problem with KL shopping? Strict advertising and regulations plus policies, unattractive streetscape and inconsistent infrastructure, constant traffic jams as well as the negative image of our KL shopping areas have been the main issues affecting our shopping areas. As a result, the returns in tourism assets have been the lowest amongst the region.

One of the interesting recommendations by PEMANDU is this... creating and improving Pedestrian Connectivity. Look at the picture below...
What are they looking at? Linking Jalan P. Ramlee, KLCC together, through the KLCC Convention Centre all the way towards the KL Pavilion shopping centre - and then from Pavilion across Jalan Bukit Bintang towards the newly opened Fahrenheit88 shopping centre - and then from Fahrenheit88 together with Lot 10, which is already linked to Sg Wang Plaza... and at the last bit - linking Berjaya Times Square to Plaza Low Yat and Sg Wang Plaza across Jalan Imbi.

Upon completion - what we'll see is a shopping precinct that spans 7km long - with seamless connectivity between shopping malls and hotels in the KLCC - Bukit Bintang shopping district; this improved connectivity will improve the business environment of the area. Under the ETP, they also intend to establish a Tourism Council to manage the shopping precinct.

I think this is a very good idea for the area. For the shoppers and tourists of course!!! For me however, I would love it - but it would give more reasons/excuses for the partner to walk from one shopping centre to another, and another all the way to the end... imagine having this conversation...

Girl: I'm so disappointed! I cant find the size for my shoes here in KLCC!!!
Guy: Oh yealorr too bad ler right? (*secretly grinssss*)
Girl: Oh wait, I know... there's one store at Times Square. Sure got wan!!! Come lets go there!
Guy: NOW? Drive there ar?
Girl: No lah... lets walk there lor. After all, all the areas are connected now marrrr...
Guy: But its like so farrrrr right?
Girl: Where got??? Come ler... afters I get angry yaa...
Guy: *gulps* its fuckin 7km wei!
Girl: You love me anot?
Guy: *silent*

The guy would end up being so annoyed cos have to WALK ALL THE WAY from one end to another. And along the way, there would probably be MORE SHOPPING too!!! =P Hahaha... but anyways, I still believe that this would be a very good measure to improve KL as a Premier Shopping District.

However, there is one main problem they need to address.

Improve on the SECURITY.

Kill the Mat Rempits snatchthieves, remove all the roadside beggars etc (especially those posing as beggars to steal), and have more patrolling policemen around the area. Otherwise, it will never be safe to walk around KL. =P

KL's Complete Shopping Guide - Starhill Gallery.

One of the places that I enjoy going to for my shopping is the Starhill Gallery. If you were looking for Malaysia's most luxurious shopping centre - it will have to be Starhill Gallery. Posh events, high-end boutiques, trendy fashion.. you name it, they have it here.

Before I go on and list down the entire retailer list... let me give you some history of this place. The shopping centre was developed by Taiping Consolidated Bhd back in 1996, and was called the Starhill Centre. During the 1997/98 financial crisis, it really hammered Taiping Consolidated - and hence YTL stepped in and did a RTO (reverse takeover of TaipingCon) - and subsequently renamed it YTL Land and Development Bhd. The Starhill Centre, together with Lot 10 and J W Marriott Hotel were later injected into the Starhill REIT in 2005. The Starhill Centre was renamed as Starhill Gallery.

So... what is so cool about STARHILL GALLERY?

Starhill Gallery has 7 zones/areas which distinguishes itself from one another - with names like Muse, Relish, Pamper, Explore, Adorn, Feast and Indulge - this place really gives luxury a new look.

The MUSE Floor.

HOUSE OF SUZIE WONG
The House of Suzie Wong... Haha... quite a corny name - but then, this gallery is different from any other galleries that I've been to. It carries a large array of Chinese and Tibetan antique furnitures, century old artifacts and basically... ancient Chinese treasure.

JACKIE CHAN'S CAFE
Fancy meeting Jackie Chan? Jackie sometimes come by when he's in town.. but anyways, do check out the place and try out a wide premium range of Jackie's coffees, pastries, cakes and a lot more...

LIGNE ROSET
LIGNE ROSET is a French modern furniture company with over 150 years of history. If you like to some French-look interiors in your home - this would be the place to go to.

Other boutiques on the Muse floor includes various other art galleries... ohh... and a watch exchange too! At the Watch Exchange, you can trade in, buy and sell your previously owned fine and luxury watches... must go and check it out!

The RELISH Floor

The Relish floor - would be famous for Jalan Bukit Bintang's most famous buffet place - JOGOYA. I have been there quite a number of times myself - and I find that this place serves some really good food - despite being a buffet.

Then of course... there's GONBEI.
GONBEI boasts of Malaysia’s largest collection of sake and shochu from around Japan, including premium labels. There are more than 80 brands of Nihonshu or sake on the menu. Gonbei also serves 50 varieties of Shochu, a distilled spirit made from rice, sweet potatoes, wheat or sugar cane.

...and then you can find out more about YTL's property offerings on this floor. The YTL Platinum Plus Lounge is also here, with one other F&B outlet - the Eddy's Cafe & Restaurant. Need an ATM? CIMB Bank is here too...


The EXPLORE Floor.

Of the many many many interesting boutiques on this floor - I love the ARMANI/CASA one the most! In fact, if I could afford it, I would want to utilize and buy all the fittings and furnishings from ARMANI/CASA lor!!!

If there was ONE place in Malaysia that you want to go to to check out all the luxury watches, it will have to be Starhill Gallery. By luxury, I mean REALLY luxury, not the just plain expensive, but these are very exotic as well. My personal favourites.... Richard Mille and Ulysse Nardin. =)

Fahrenheit 88 - KL's Latest.

As we head further into the 2nd half of 2010, there is yet another shopping centre to be opened in Klang Valley. We previously had KLCC, One Utama, MidValley, The Curve and a host of older shopping centres, and then joined by Gardens MidValley, Tropicana City Mall and Pavilion more recently... this however, is technically not new. It is a re-brand, a refurbished mall. It is called the Fahrenheit 88.

The FAHRENHEIT 88 is scheduled for its soft opening in middle of September 2010, or around 15th September. What exactly is this place??? Fahrenheit 88 will be revitalized with a new image and undergo a metamorphosis to position itself as the Definitive Urban Hang-out place.

The Fahrenheit 88 building was previously known as KL Plaza (shopping mall) and owned by the Berjaya Group. In 2007, Berjaya Group disposed the KL Plaza building for a total consideration of RM470 million to the Pavilion Group. The sale consisted of the 5-storey shopping podium for RM425 million, and 59 service apartments located on top of the shopping mall for RM45 million.

In early-2010, a publicity exercise was embarked by the Pavilion team, with major local press reporting on the rebranding of the building as Fahrenheit 88; the name reflecting the average temperature in Malaysia. Building renovation works, already underway during that time and reportedly costing RM100 million, will entirely change the interior and exterior of the old and outdated building. Entrances are being repositioned and glass facades will be a prominent feature in the new design, allowing ample natural light to illuminate the interior.

The re-positioning exercise of Fahrenheit 88 is based on comprehensive market research, responding to the needs and wants of our consumers, retailers and investors. It also aims to inject added excitement to the Bukit Bintang precinct.

Fahrenheit 88 is set to be transformed both externally as well as internally. A new glass façade, enhanced with lighting and attractive advertising panels will clad the exterior of the building. The internal mall will be brightened with the introduction of new skylight. Strategic placement of lifts and escalators will ensure that visibility of shops will be maximized whilst providing easy access for shoppers to all the floors within the mall.

Tokyo's Shibuya 109.

Inspired by the fashion fusion culture of Tokyo seen in shopping centres like Shibuya 109, the Fahrenheit 88 will be the most trendy retail sensation to hit KL. Seekers of the latest creative craze of fashionable fad – especially in personal items like bags, shoes, accessories, games & gadgets, hobbies & IT products– will find it all here. It is set to be the new pulse of the city. The shopping experience will never be the same again.

Amongst some of the key features of FAHRENHEIT88 would be its anchor tenant - UNIQLO as well as the all-in-one IT hyperstore, the SIGNATURE IT on the 3rd floor. Watch this space for more interesting updates coming up!!!
